- Represent you in every aspect of the transaction and watch out for your best interests.
- Help you with the prequalification process through reputable and competitive lenders.
- Help you identify the type of home, location, features, and price point that meets your needs and wants.
- Provide you a list of homes of interest to you that meet your criteria.
- Establish appointments to view the homes that interest you the most.
- When you have selected a home of your choice, I will guide you through the process of making an offer. I will explain all parts of the contract and give suggestions to make your offer more appealing to the sellers.
- Present the offer to the Seller's agent and negotiate the terms of the contract on your behalf.
- Ensure all documentation is completed accurately and promptly.
- Receive and present all counter offers and addendums in a timely fashion.
- Present you the merits and concerns of each counter offer received and your estimated net costs.
- Attend all inspections and brief you on the results and implications the inspection reports.
- Track your transaction through the loan and escrow process, ensuring your transaction receives the attention it deserves. Keep you informed of any and all concerns or issues and promptly resolve those that arise.
- Obtain keys to your property after close of escrow.
- Perform all other tasks that do not require your personal attention.
- New Build Representation; Yes, it is important to be represented in a new build purchase; including the above items here are some, but not all, of the many services I include in your new build purchase.
- NOTE: The builder’s sales person represents the builder, NOT THE BUYER.
- Represent you (the Buyer) by watching out for your best interests.
- Assist with the lending process. Making sure the builder’s preferred lender fees are reasonable and competitive.
- Assist with the upgrades. Give suggestions that may benefit you with the sale of your property in the future.
- Visit your new home to ensure the building process stays on track and on time. I will walk thru your home and give suggestions on the quality of work being done.
- In addition, I follow up to ensure the Seller's agent performs all his or her duties in a timely fashion, and pick up the slack wherever possible.
