• Market Analysis - In preparation for listing your home, I will perform an extensive Market Analysis showing comparative homes that have sold in your area in order to best define the appropriate price for your home. i will take into consideration the current market, mortgage environment and trends in order to determine the best price for you  to sell your home at the highest price in a reasonable amount of time. 

• For Sale sign & Lock Box - The highly recognized Russ Lyon Sotheby's International Realty sign will be placed in your yard announcing that your home is for sale and provide a place for flyers and phone numbers. A Multiple Listing Service lock box will be placed on your property with a key that will allow all the area agents access to your property to show their buyers. 
   
   
   
•  Multiple Listing Input - All the detail information about your property, including photos and virtural tour will be entered into the MLS computer making it available to all area real estate agents so they can see if it meets their buyer's needs. The majority of homes are sold by cooperating agents, so this is a very important part of marketing your home. It needs to be done right!    

• Magazine Advertising - I will submit ad's to the Russ Lyon Sotheby's IR magazine if the home qualifies based upon the value of your home. It will be distributed to thousands of potential buyers in the greater Phoenix business community. 

• Flyer - A multiple photo color flyer will be created showing the highlights and features of your home. It will be avaiable in the home for buyers that have toured it and on the For Sale sign for those people driving by. Look at the images below for examples of Flyers I have created to sell homes.  I can create a similar flyer of your home. 

• Extensive Internet - A web site for your home will be created on the  Russ Lyon Sotheby's International Realty website with descriptions, map, multiple photos and a  "virtual tour" with direct e-mail access to me. It will also be submitted to Realtor.com for national exposure.  Your home will be a "Showcase" home on the most highly accessed and successful Real Estate website on the Internet.

•  DonSwingley.com - I will show the Virtual Tour  and  photos of homes for sale on my personal website, DonSwingley.com. The For Sale sign will direct people to my site for viewing. 

• Office Tour - I will bring the agents in my office thru your home for review and suggestions, if it is in the tour area. My company continues to do this while the majority of companies no longer do. 

• "Staging" - I will provide guidance on how to best prepare your home for sale. This will help show the home in the best possible way to prospective buyers. 

• Feedback - I'll keep you informed throughout the selling process giving you feedback from agents that have shown your home and the status of the selling process once we are under contract to sell your property. 

• Negotiation - I will negotiate on your behalf, giving you my full recommendations on price, terms of the contract, pitfalls and timing with the intent of optimizing your bottom line financial results. 

• Legal Documentation - I will review all contracts, forms, and steps with you to help you understand the process and make sure we are on top of the sale of your property.

• Follow-up - I'll keep on top of the sales process by contacting the buyers agent, lender and  escrow company to ensure we are on schedule and to minimize potential problems along the way.

• Time-line - I'll lay out the time-line for the sales transactions to ensure proper transfer of utilities, insurance and all other phases of the sale.
